Information For Landlords
 

Dear Landlord,

Thank you for giving us the opportunity to rent out your property. We at The Properteam pride ourselves that we do things differently and are always available should you require any assistance. We hope that we can build a long and lasting working relationship with you.

We do an extensive credit check on the potential tenant. We use the latest up-to-date TPN check and not just the normal ITC check, this however is included in the TPN check. We phone for references and will submit to you a full report of the checks carried out.

We do an ‘incoming’ inspection and an ‘outgoing’ inspection together with the tenant.

We work as a team and multi-list your Rental Property with our agents in the office, who all have potential qualified tenants. You are then immediately exposed to a team of qualified agents sourcing the correct qualified tenant for you.

In the case of a Managed Rental, we keep a CD of photos of the property on record.

We collect the deposit and the first month’s rent and a deposit for water and electricity if required from the tenant. Our fee is then deducted and the balance is then paid into your nominated bank account. The tenant is instructed to then pay future rentals directly to you.

Our finders fee is as follows:

If the rental period is for 12 months – A full month’s rent plus 14% VAT is payable to The Properteam. If the rental period is for less than 12 months – 7½% of the monthly rental multiplied by the period of the lease (number of months of the lease) plus 14% VAT. If the rental period is for more than 12 months special conditions will apply (please ask your agent for details).

It is required by law that the full deposit is paid into an interest bearing account and is refunded together with interest by no later than 30 days after termination of the lease, provided the property is left in the same condition that the tenant found it, fair wear and tear excluded. See Clause 6.3 to 6.3.2 of the lease agreement.

If the lease is a Managed Lease, the following will apply:-

The tenant will be instructed to pay the rent directly into your nominated bank account. If the tenant fails to pay the rent on time, you may notify the agent by email / SMS. The Properteam will then follow up with the tenant. However The Properteam will not be held responsible for the enforcement of the rental payment. Should you wish to take legal action, The Properteam will obtain an attorney to issue a letter of demand, or if necessary will issue a summonds. The attorney’s fee will be paid by you directly to the attorney involved. The Properteam’s fee will be 10% of the Attorney’s fee.
